Perini Building Company Completes Two Environment-Friendly Resorts for Marriott in South Lake Tahoe

(EMAILWIRE.COM, December 16, 2002 ) Perini Building Company, a division of Perini Corporation (AMEX: PCR), delivers two vacation resorts in South Lake Tahoe, California for Marriott Vacation Club International a division of Marriott International, Inc. (NYSE: MAR). Both projects were delivered November 1 - on time and on budget.

Marriott Grand Residence Club, Lake Tahoe, a quarter ownership resort, and Marriott's Timber Lodge, weekly interval ownership, are part of the Park Avenue Redevelopment project in South Lake Tahoe.

Lake Tahoe's pristine environment is a big draw for summer and winter visitors. To retain environmental quality, construction and design are heavily regulated by state, local and federal agencies.

The Tahoe Regional Planning Agency worked with Perini, scrutinizing the general contractor's every move. "We knew we passed the tree test when the forestry department brought a group of students on site to demonstrate how to correctly protect trees during construction," said Bob Gaus, Project Executive for Perini Building Company.

Concrete barriers and fencing encircled pines near the resorts during construction. Perini and the Forest Service monitored and treated root systems close to the foundations with linseed oil to keep insects from damaging them.

Ground water levels were monitored daily. Special systems were devised to build underground parking. A drainage system around the structures and under the slab on grade diverted the flow of water to a well where it was pumped to an infiltration line to leach it back into the ground. This allowed for an uninterrupted flow.

Perini built the village in less than 18 months. Out of those 18 months, no earth was moved for 12 months. To prevent soil run off into Lake Tahoe, Perini was not allowed to disrupt any earth between October 15 through May 1. Winter accompanied by wind gusts of 25 miles per hour presented a different set of challenges. "To stay on schedule, we shrink wrapped each of the projects so crews could work on the interior," said Duane Barringer, project manager for Perini. To minimize dirt from getting into the snowmelt, Perini blanketed the site in asphalt for the winter.

"You have to go to the next level to build in Tahoe to protect the natural surroundings. Nothing was overlooked or taken for granted," said Gaus.

"The checklists are overwhelming," admits Rick Angelocci, chief of operations for the Tahoe Regional Planning Authority. The final product, though, justifies all of the extra work. Mature trees are still standing within arm's reach of the project, views of the mountains are unobstructed, and neither structure detracts from the natural environment.

Architect Jung/Brannen Associates also worked closely with the TRPA on each of the resorts. All materials and design elements including roofing, stone, wood, paint colors ... down to the design of the dumpsters underwent a vigorous approval process.

Marriott Grand Residence Club, Lake Tahoe represents Marriott's newest development in second home ownership. It offers a unique quarter ownership option with spacious studio, one, two, three-bedrooms and penthouse residences. Marriott's Timber Lodge is an upscale vacation ownership resort offering one-week intervals for one-bedroom/one-bath and two-bedroom/two-bath villas. Both resorts offer heated outdoor swimming pools, ski equipment facilities, heated underground parking, and are adjacent to the Shops at Heavenly Village and the Heavenly gondola.

Indigenous cedar and stone from California make up the majority of materials used in both resorts. Details not obvious are the slant of the roof so the pedestrian walkway retains sunshine, the non-glare lighting, the roof's 40% frontage area to retain the architectural details of the past, or the specimen quality of plants that make up the landscaping.
