(EMAILWIRE.COM, February 12, 2010 ) Phoenix, Arizona- Most building and homeowners think since roof tiles are mostly concrete and usually carry a fifty year or lifetime manufacturer's warranty that they don’t have to ever worry about their roofs. Think again, under your concrete roof tiles is a moisture barrier or underlayment. What usually happens to the underlayment (which typically is a felt type paper), it bakes in the desert sun. It starts to curl and becomes brittle, if water gets under the roofing tile through a broken roofing tile, slipped roofing tile or missing roofing tile, the rain water may get caught in these “troughs”. This water will find a tear, hole or opening in the roofing underlayment and D-R-I-P “now you have a leak” The other most common places where tile roof leaks, are in the valleys, at the chimney, at walls, at the roof edges or near a pipe or roof penetration.

Make sure to have your concrete tile roof inspected on an annual basis. Clear all debris from the valley areas to insure proper drainage. Replace broken or missing tiles, this will help keep your underlayment from deteriorating prematurely. Great care should be taken walking on tile roofs; cement/concrete tiles can crack, allowing water and UV rays to reach the felt paper, not to mention you can slip and fall.
