(EMAILWIRE.COM, September 23, 2008 ) Cyprus - TheMoveChannel.com, the leading international property portal, announces a number of new Cyprus property retirement developments properties for sale, including:

Retiring to Properties in Cyprus may not be an opportunity UK residents have considered in the past, so TheMoveChannel.com provides an overview of Cyprus and its culture

Cyprus is one of the most popular tourist destinations in the Mediterranean, attracting over 2.4 million visitors per year. South of Turkey, west of the Levant, north of Egypt, and east-south-east of Greece, this former British colony is still part of the Commonwealth and a recent EU member.

Dubbed the ‘Island of Love’ and known by many as ‘The Birthplace of Aphrodite,’ this beautiful island is at the top of the list for many UK retirees, due to its lack of inheritance tax, favourable income tax rate on pensions and affordable property prices.

Settling In

Though Greek is the official language, over 90% of locals speak English, making the transition to the Cypriot way of life incredibly easy.

In addition to its superb climate - averaging 340 days of sunshine a year - Cyprus also has beautiful beaches and delicious cuisine, as well as a clean environment and very low crime rate.

Another bonus is that one’s personal effects can be imported duty-free (there’s a small charge for electrical goods). You can even bring your dog or cat into the country with little fuss, as long as all their vaccinations are complete.

Cyprus is also really accessible, with two International airports and many cheap chartered and scheduled flights throughout the year, making it easy and inexpensive for friends and family to visit.

Retired and non-active EEA nationals don’t require a visa before moving to Cyprus, but a Temporary Residence Employment permit Category F is necessary. If you plan to retire to Cyprus, you should apply for this as soon as you can after arrival, as you’re allowed to stay in Cyprus without a residence permit for up to 90 days, but the application process can take over a month.

Community Spirit

Cyprus enjoys strong ties with the UK and the locals are generally, very friendly, welcoming and proud of their Anglo-Cypriot relations.

Cyprus has many similarities with the British way of life, including their banking system and the fact that they drive on the same side of the road. So that's two less things to worry about.

There’s also an extensive support and social network for expatriates moving to the country or for those living there for part of the year.

Cypriot food is simple but appetizing. Halloumi cheese (made from a mixture of goat's and sheep's milk) originates from Cyprus, and is commonly served sliced and grilled as an appetizer. Seafood dishes are very popular and used extensively, as are tomato and cucumber, which appear in many Cypriot dishes.

A Change of Pace?

Virtually crime free in both city and village areas, Cyprus has a reputation for being a particularly respectful and safe environment for women and children. The people are warm and friendly, the atmosphere is very laid back, the climate is fine and the island is beautiful. What more could you ask for?

Healthcare

Cyprus is regarded as one of the healthiest Mediterranean countries, well known for its first rate health care, well trained doctors, its priority in preventative medicine and a network of both public and private medical facilities.

Government supports public health services through social security which is available to all residents, whether citizens or not.

However, foreign visitors or tourists do not receive the full extent of medical services and must secure private health insurance or European Health Insurance Card (EHIC) issued by your county of origin, if they want to be covered completely.

Tax Benefits

UK citizens may take advantage of the Double Taxation Treaty existing between the UK, USA, Canada and Cyprus, enabling retirees to receive private and public pensions and investment income in Cyprus free of withholding tax.

Recent tax reforms have sharply reduced the tax burden and foreign residents are now taxed on a flat basis of 5% per-annum on pension income over £2000. There is 0% on investment income (i.e. dividends & interest) brought into Cyprus. Consequently, the total tax burden on immigrating residents is often only 3% in practice.

Cost of Living

The cost of living in Northern Cyprus is the lowest in the Mediterranean, as long as you live like a Cypriot and not some ‘lord of the manor’ type.

With the positive structure of the pension system and food and drink being very affordable, retiring to Cyprus will not tax your pocket.

Compared to many countries, buying property in Cyprus is relatively easy. The law regarding buying property there has changed recently, allowing a non-Cypriot resident to buy unlimited properties on the island.

Legal fees when purchasing property in Cyprus are very low and with their legal system and Land Registry being based on both the British and Greek ones, it is considered to be one of the most advanced and reliable systems in the world.

Retirement Options

Located on the outskirts of the picturesque village of Xylophagou, this small development has only 16 apartments, 8 apartments on the first and second floors respectively. A central, communal pool is ideally situated with views from a number of the apartments. The quality is high and the price is low, making it ideal for a first time buy in Cyprus. Price €116,235

Located between the cosmopolitan resort of Protaras and the Traditional town of Paralimni, Kapparis has gradually developed over recent years into a charming coastal resort, which boasts an array of restaurants, sandy beaches and all year round facilities. Kapparis close proximity to both the sea and the nearby town has also made it a choice location for those wishing to reside permanently in Cyprus.

This development will complete at the end of 2008 and the accommodations offer open-plan living, a veranda, parking space and communal pool. Prices start from €135,800.

Dan Johnson, Managing Director, comments “Boasting more than 340 days of sunshine a year, the climate is as warm and as welcoming as the people. Cyprus is not only appealing to holidaymakers but also to those looking for a nice place to retire to.”
