After all, who wants to clean all those empty-nester rooms, maintain the lawn, fix the dishwasher or pay a hefty electric bill on retirement salary? With all official paperwork now signed and filed, Beneficial Communities, developer of the new community, is proud to announce the community is already more than 60 percent occupied.

Located at 911 South Park Avenue, Royal Palms is a tax credit community featuring a relaxed feel and spanning 106,000 square feet over three levels. A total of 96 residential units is available, including 54 one-bedroom apartments at 758 square feet each, and 42 two-bedroom apartments at 929 square feet each. Each unit features a private balcony, fully equipped kitchen, washer/dryer connection, individual central AC and heat, 9-foot
ceilings, walk-in closet, neutral carpeting and ceramic tile bathroom flooring.

“Royal Palms senior apartments are very nicely appointed with all the unit amenities one would expect from a luxury apartment,” McGinnis-Weeks said.

To that point and by specific design, Royal Palms residents don’t have to go far outside their home to stay active. Just steps from each apartment unit is the lushly designed, centrally located common area, which totals 30,000 square feet and features a wide variety of amenities, including a large two-level clubroom with a adjoining kitchen and 52-inch Plasma television. In addition, the first level offers a beauty salon/barber shop, post office, leasing office and 30-seat movie theater. The second floor features a computer center/cyber café, fully equipped fitness room and laundry facility. Outside, residents can enjoy a swimming pool and picnic area with grill.

“The Royal Palms common areas are spacious and luxuriously appointed, and the amenities are many,” said McGinnis-Weeks. “This was meticulously planned to encourage the active lifestyle today’s seniors want.”

The monthly rental fee for Royal Palms apartment units starts at $643 and includes water, trash and sewer. The fee also includes limited access to the community’s two guest suites and unlimited access to all the community’s amenities, daily activities such as water aerobics, resident activities such as holiday parties, periodic health and nutrition classes, quarterly financial counseling, and bi-annual life and safety training. Plus, management is on-call 24 hours a day, and a list of qualified service providers is available to residents who need assistance with light housekeeping, grocery shopping and laundry.

“No other community in the area offers anything close to Royal Palms,” said McGinnis-Weeks. “The difference is evident in the number of seniors who have already made it their home.”

With contracts continuing to come in since the ribbon cutting and anticipated full occupancy by the end of 2008, McGinnis-Weeks offers a cautionary tip.

“I urge seniors to start the transition process early,” she said. “Many may not believe they’re quite ready, but between selling the house, filing papers and making all the other necessary arrangements, it actually takes a surprisingly long time.”
