Inflated Adjustable Rate Mortgages Open the Flood Gates to the Pre-foreclosure Market

Pre-foreclosure investing is the key to making money in today’s real estate market

(EMAILWIRE.COM, March 26, 2008 ) Los Angles, CA – Homeowners all across the U.S. have been hit hard by the increase of interest rates on adjustable rate mortgages (ARMs). Renowned real estate investor and instructor, Jeff Kaller, says that pre-foreclosure investing is the most effective solution to salvage the real estate market.
Buying a property in pre-foreclosure involves offering to buy the property at a discount. Usually both the homeowner and the mortgage lender are willing to cooperate with an investor because it is in their interest to. The home owner benefits from by walking away from their debt and avoiding a bad mark on their credit history. The mortgage lender is able to recover money that would have been lost if the property was foreclosed and sat vacant.
Deals of this nature typically realize discounts of 20 to 40 percent below market value. In today's heated sub prime market, those numbers are very realistic. With the foreclosure rate running at a record-setting pace it is understandable why many homeowners are willing to do anything or sign anything to keep from losing their homes. Clearly today's market environment is attractive to the pre-foreclosure investor. According to the Mortgage Bankers Association, consumers with normally good credit are also defaulting on their mortgages.
Trillions of dollars in mortgages will reset by year's end so homeowners who were able to pay their mortgage bills until now, may be at risk of missing house payments as well. Throw in a credit crunch that will close off most opportunities to refinance to falling housing prices, and it's likely that hundreds of thousands more will face foreclosure. Most will not be able to find help, and the foreclosure rate could climb even higher than it did in 2007. With the housing market headed for more trouble, Jeff Kaller suggests that pre-foreclosure investing will be the best way to make money in now and for several years to come.
